Target of this study is to analyze a case study for producing a Project Design Document (PDD) of Clean Development Mechanism (CDM) project cycle. Micro Combined Heat and Power project has two components are a MCHP with the total capacity of 846 kW and an absorption chiller. Propose electricity generation is 7.410.960 kWh/year. This study includes 3 objectives as follows: (1) To establish the baseline emission as well as calculate total weigh of reduction in GHG emission if implement proposed project; (2) Carrying out additionality analysis for this CDM project evolving sustainable development assessment; (3) Implementing financial analysis of this project with considering as CDM project. The result of this project, the baseline emission is 5476,91 tC02 per year. Due to the project emissions is 593,78 tC02 per year and leakages are obtained as zero, the emission reduction by the project can be calculate by subtracting project emission to baseline emission thus it is obtain to be 4883 tC02 per year. In addition, the additionality in this project is analysis as investment barrier, due to the calculation IRR is not so high when doing financial analysis it only 14%. So, financing is the main barrier for the implementation of the propose project. The assessment of sustainable development needs to ensure that the proposed project meets the requirement of the host country. The financial analysis shows that whether the project is financially attractive or not with including or excluding the proposed CDM project
