  <abstract>The Central area of Yogyakarta is recognized by citizens for its attached historical value and as a symbol of dignity of the city. Since the municipal government was aware that without government measures such value will gradually decrease, a conservation program was launched in 1974. The related measures have been implemented by the municipal government during the last decade in order to maintain the value and the specific characteristics of the area. This study is presented as a continuation of the earlier conservation program. It endeavors to evaluate the effectiveness of the earlier program as well as to identify the development trends during the last decade. Apart from this, the characteristics of the area are assessed in terms of potentials and constraints for a more comprehensive conservation scheme. Three types of survey were conducted, i.e. field observations and mapping, an opinion sample survey and structured interviews.  Particular emphasis was given to Malioboro, the most critical section of the central area.  Based on the findings and conclusions, the conservation strategy that should be adopted is presented. The strategy will involve two approaches; they are "Conservation with development" and "cooperation of public and private sector toward conservation".  The last part of this study presents the recommendations for conservation action programs that should be implemented by the municipal government with the cooperation and contribution from the private sector in the immediate future.</abstract>
