  <abstract>Myanmar's present declination of housing project is going down. Being a long term plan of housing project and designed to be a city of it's own, FMI City Housing Project (Padatharbin Myodaw) is facing difficulties in reaching international standard of customer service and in competing in regional and local market. Service quality is the key success factor. This study is intended to analyze the market situation of real estate in Myanmar, current situation of customer services through people, the structure and the culture of FMI Garden Development. In-dept interviews with top management in the company were conducted to understand the process of development of FMI Garden development and its future strategies. The data, documents concerned were collected through discussions and free talk with the mangers ofFMI Garden Development (FMI City Housing Project) and meeting with the director from the department of Human Settlement and Housing Development (DHSHD) under the Ministry of Construction. Some recommendations were given with a view to contribute to the drive for a better service quality and service culture level ofreal estate business of the company.</abstract>
