  <abstract>The study aims to outline, review and assess the private housing land subdivision process currently practices in the City of Sargodha in the absence of housing land subdivision regulations with emphasis to study the problems due to uncontrolled land subdivision and recommend an appropriate land subdivision regulations for the private landowners, professional housing land developers, cooperative ho using societies, government and semi government housing land development agencies so as to achieve an effective and efficient system of housing land subdivision. It is found that mostly private housing land subdivision schemes developed without planning permission from the concerned government agencies. Private landowners and professional housing land developers allocated 80% land for residential use and did not reserve any land for parks/ playgrounds, schools, dispensaries, and other community uses. Big plots with narrow roads/streets and lack of infrastructure networks are the common features of private housing land subdivision projects. Lack of housing land subdivision regulations, weak institutional frame work and lack of coordination of various government agencies had aggravated the crises. In the light of such findings, a draft of the housing land subdivision scheme regulations has been proposed for Sargodha to control, guide and regulate the development activities of the private housing land subdividers/developers. Some other recommendations are also given to improve the land management and development control in the Sargodha Urban Area.</abstract>
