  <abstract>This research study was aimed at achieving a thorough understanding  of the Rangsit commercial subcenter in the extended metropolitan area of  Bangkok as a preliminary stage in developing appropriate planning policies  and guidelines.  The research approach employed was to view the developmental situation  from 4 levels of study, both from macro a nd micro perspectives. At the  first two macro level, (1) the emergence of Rangsit is considered in t he  context of evolution and c hanging metropolitan structure of the entire  Bangkok Metropolitan Region; and (2) actual growth trend and patter n in  Northern Corridor, were reviewed from related literature and secondary  data. The third level of study, an intensively urbanized area within a circle  of 4kms radius centered a t the new highway intersection of Rangsit, was  to investigate the phenomenon of rapid urban expansion of area surrounding  the commercial center by mean s of windshield observations, analysis of  maps and airphotographs. Finally, at the fourth level, a micro study was  conducted to examine the utilization of shophouses in t h e study area and  pattern of commercial strcture in Rang sit center itself.  Study result revealed total of 1,604 commercial and non-commercial  establishments currently occupy the shophoues in Rangsit area. And  research result also displayed that vast trade area encompassed by Rangsit  b y offering variety of goods a nd services to different income group of  consumers. The distribution pattern, size and type of business found  distinctly reflect the business location, population distribution, consumers  pedestrian flow pattern and land rent. Essentially this conforms with the  theoretical correlation between land rent and degree of accessibility, which  in turn is based on proximity to major transport routes. Base d on the  research results, two main recommendations were made concerning physical  improvement and efficient management in the Rangsit commercial subcenter  to ensure orderly development and improvement in the general situation of  the area. </abstract>
