  <abstract>Myanmar has recently opened up its doors to the rest of the world, thus leading to a  boom in the construction sector starting in 2011. Billions of investments have already  been made by numerous multi-national companies from around the world. More  specifically, Myanmar has attracted deep interest from China, Singapore, Korea,  Thailand, and Vietnam. Due to an influx of foreigners and foreign investments, there  has been a surge in market demand for condominiums. This report explains and analyzes the problems and risk in construction contracts from  the perspective of the employer. This report elaborates the strengths and weaknesses  of the contract conditions that affect the employers and contractors. This report  further explains the causation of this contractual problems faced by the employer and  provide recommendations and solutions for the problems that arises. The ILVD project currently has 2 contractors, 1 for the sub structure and one for the  super structure. The current progress of the project is halted in the fifth floor. The report will explain the quality defect issues that occurred while constructing the sub  structure and force majeure problems in the super structure portion. </abstract>
