  <abstract>This study, first , analyses the land system o f t he old town  centre of Phuket in order to formulate policies and strategies  for the conservation of old buildings in the town center.  Second , the growth trend and direction of the t own is studied to examine whether any urban redevelop  pressure has been  focused on t he old town centre. In analyzing the land system,  the land tenure, pattern of land subdivision and situation of old buildings as real estates have been taken into  consideration. The growth trend and direction of the city is  examined , using the land value increases over a ten year period  of time for the whole town.  As a result, the formation of small groups of land owners and  some measures pertaining to land taxation and land tenure are recommended for the preliminary implementation of a conservation plan. The growth trend and direction of the town towards southeast is identified, and it is found that the adoption of a  conservation policy in the town center will not disturb the  growth of the town.</abstract>
