  <abstract>Urban  areas  in  mega  city  are  steadily  expanding  due  to  several  factors  in  developed  and developing countries. The study aimedto assess the urban sprawl of Yangon with a focus on residential  areasin  the  two townships;Shwe  Pyi  Thar  and  Hlaing  Thar  Yar.  Primary data  collection  such  as  household  survey  and  interview  with  relevant  stakeholders and secondary  datacollection from  the  government  office wereconductedin  order  to  achieve the objectives. The indicators assessment method was conducted by using modified DPSIR framework analytical tool without impact analysis to identify the factors contributing to the urban sprawl.  The results show that urban sprawl of Yangon was low density development in which low and middle income people with lessaccess to infrastructure and services.  In both  townships, government  policy,  rural  urban  migration, job  opportunities  and  less expensive housing were also the factors contributing the urban sprawl in Yangon City.The recommendations  were  given  for  possible  responses  to  findings  from  this  research  and proposed for further specific studies.</abstract>
