| 520 | _aHigh rise housing is a tendency of housing development in a city, especially in Taipei city which suffers the insufficiency of building sites. Furthermore, for the purpose of taking care of the low-income people against the booming house prices, the development of high rise public housing is the only effective way. The problem of housing include housing need and housing demand. The implementation of six and four year housing programmes in Taipei has resulted in many vacant houses. This is because the government payed attention only to the quantity and neglected the quality of housing and the people's preferences and characteristics. This study engaged in the survey of two public housing and two private housing estates to collect data about the residents' opinions to determine the public housing prospective buyer's satisfaction with and preference for public house. The employment of frequency analysis, crosstab relation analysis, Chi - square analysis and Pearson's correlation analysis to get the distribution of satisfaction with and preference for their house. From this study, we have found out that the differences in resident groups, and differences in people 's characteristics lead to the different housing preferences and inclinations. Nevertheless, the preferences can be combined into some modal patterns. So the developer, irrespective of public or private sector, who wants to invest in or plan a housing programme should take into account the target groups, understand the group's characteristics and preference pattern so as to have the housing programme match the people's needs. Then, the phenomenon of stagnation in housing sale and vacant house may be solved. | ||
